Just looked at 39 sales of mobile home parks in Florida since January of 2016 and the average cap rate was 6.5%, the average price per space was $40,601 and the average occupancy was 79.3%. The transactions from $10m to $45.2m showed cap rates from 4.2% to 6.2%; those between $5m and $10m showed cap rates from 5.1% and 7.3% and transactions from $575,000 and $5m had cap rates from 5.9% to 10.3%. Almost half of the transactions had cap rates below 6.2%. And it seems that we have more buyers than sellers in the current market. Is it time to sell or is the market going to continue with this trend?
